1. Starting the house-hunt
It is advisable to start the house hunt at least 5 to 6 weeks before your target date of moving into your new property if you need a long term let. This is because things can change quick in the rental market.
You can search for properties to rent with WRUK.
2. What should you provide to get us started?
For us to find the perfect rental property for you we need to know a few things.
2.1 Chalk out your time frame: do you need a short term let or a long term let? A let under six months is known as a short term let, while a long term let spans over and above six months.
2.2 Your personal details.
2.3 Don’t think once, think twice.
2.4 Who is the guarantor.
2.5 Is any to-be inhabitant going to claim housing benefits.
2.6 The ideal location to stay: think about your preferences.
2.7 Finally, the type of property and the covered area you desire to live in.
3. Getting started with the house hunt
Once all your personal information and preferences have been recorded, our lettings team start the house hunt to find you the perfect property.
4. Securing the property on rent
4.1 Holding deposit: in order to secure a property you like, you need to pay 1 week’s rent to hold the property
4.2 Security deposit: anything up to 5 weeks of rent will have to be paid for the property you choose
5. References
In order to carry out our due diligence, the following documents are required:
5.1 3 years history of employment
5.2 Residential addresses
5.3 Reference from your previous landlord
5.4 Reference from your current employer
5.5 Bank statements and payslips, up to 6 months
6. Let Agreed
Once all the references are in place, we begin with the paperwork i.e. the let agreed stage.
7. Tenancy Agreement
Here the tenancy agreement is drawn, quoting the exact terms of the contract between you and your landlord. Both of you receive a copy to check and sign before the tenancy begins.
Once the contract is signed the landlord is legally committed to letting to property out to you and the tenant is legally committed to renting the property.
8. Inventory
An inventory is a detailed record of all contents and the condition of the property you want to rent. As a tenant, you ought to know your landlord’s responsibilities. Mid-term and end of tenancy inventory inspections and the damages that need to be taken care of shall be highlighted. Both the landlord and the tenant receive a copy to check and sign before the tenancy begins.
9. Moving in day and Keys
The letting team gets in touch and informs you about when you can move in. Congratulations on your new accommodation.
